The South State Project was a spec single family ground-up build in the Fountain Square neighborhood of Indianapolis — one of the city's most active and rapidly appreciating urban neighborhoods. Cohen Property Group purchased the land, managed all design development, executed construction, and resold the property in less than a year from the time of purchase.

This project demonstrated CPG's ability to move quickly from acquisition through delivery — underwriting the deal, managing the build, and timing the exit to maximize returns in a rising market.
